25.01.22: I64 Synergiepark, Stuttgart: Lakeward submits building application for innovative office concept in Stuttgart-Möhringen

Lakeward has submitted the building application for the planned project development for the industrial site at Industriestrasse 64 in Stuttgart-Möhringen, which was purchased in mid-May 2021, to Stuttgart’s building rights office. Innovative, flexible and functional office and commercial space is planned on the 6,000m2 site of a former body store, which will specifically expand the existing space available in the Stuttgart Synergiepark for the approximately 600 companies currently based there with around 25,000 employees and offer modern companies a new (or further) home with an independent address.

The project is being developed in cooperation with the experienced and regionally anchored project developer and real estate service provider Blue Estate. The architectural firm blocher partners in Stuttgart has been commissioned for the architecture of the project, which is planning the project with the other specialist planners involved.

“The multitenant building in the Synergiepark is characterized by a highly efficient and maximally flexible office structure,” emphasizes Sebastian Schott, creative director at blocher partners. “The cubature of the building results in a high quality of stay for the users. The floor plan geometry allows for two inner courtyards as well as roof terraces, which are designed as gardens with meadows and fruit trees.”

“It was important for us to involve Lakeward and Blue Estate co-creatively in the design process from the very beginning,” clarifies Matthias Both, responsible partner on the part of blocher partners. “With Lakeward, we are connected by values such as high standards of quality and sustainability, reliability and decisiveness – this can be clearly seen in the result, which sets standards for the future.”

In this respect, it is only logical that the building was planned according to an increased energy standard (efficiency house 55 according to the KfW standard). The finishing will be carried out with sustainable building and equipment materials. The energy supply is based on large-scale photovoltaic systems. The green outdoor area will be innovatively extended with a green roof designed as a meeting and recreation zone.

“The office and commercial spaces of the future are sustainable and focused on flexibility and encounters. The identification with the workplace has changed significantly in recent months,” says Simon Koenig, founder and CEO of Lakeward Real Estate AG. “With I64, we are developing a future-proof complex that meets these demands. Flexible room programs, generous meeting zones with a catering offer – the office workplace should offer everything that the home office cannot always provide.”
